Mohammed bin Rashid Al Maktoum has issued a <strong>new law that regulates shared housing across the emirate<\/strong>, setting requirements for property owners, tenants, and companies managing these units.<\/p>\n\n\n\n<p>Shared housing is common in Dubai, especially for residents looking for flexible or lower-cost accommodation. The law sets standards for how these homes operate and how many people can live in them.<\/p>\n\n\n\n<p>The <strong>law applies to property owners<\/strong> who rent out units as shared housing, <strong>tenants<\/strong> living in those units, and <strong>companies that lease, manage, or sublease properties<\/strong> on behalf of owners. Under the new law, it will:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>determine how many residents can live in a unit<\/li>\n\n\n\n<li>define minimum space requirements per resident<\/li>\n\n\n\n<li>specify the shared facilities that must be available<\/li>\n\n\n\n<li>designate areas where shared housing is allowed<\/li>\n<\/ul>\n\n\n\n<p>These areas will be selected based on factors such as population density, infrastructure capacity, and the character of neighbourhoods.<\/p>\n\n\n\n<p>The Dubai Land Department will maintain an electronic registry for shared housing units and connect it to Dubai Municipality\u2019s digital system.<\/p>\n\n\n\n<figure class=\"wp-block-image size-full\"><img loading=\"lazy\" decoding=\"async\" width=\"1000\" height=\"500\" src=\"https:\/\/platinumlist.net\/guide\/wp-content\/uploads\/2025\/02\/shutterstock_2494682129.jpg\" alt=\"\" class=\"wp-image-26284\" srcset=\"https:\/\/platinumlist.net\/guide\/wp-content\/uploads\/2025\/02\/shutterstock_2494682129.jpg 1000w, https:\/\/platinumlist.net\/guide\/wp-content\/uploads\/2025\/02\/shutterstock_2494682129-300x150.jpg 300w, https:\/\/platinumlist.net\/guide\/wp-content\/uploads\/2025\/02\/shutterstock_2494682129-768x384.jpg 768w, https:\/\/platinumlist.net\/guide\/wp-content\/uploads\/2025\/02\/shutterstock_2494682129-150x75.jpg 150w\" sizes=\"auto, (max-width: 1000px) 100vw, 1000px\" \/><\/figure>\n\n\n\n<p><\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Permits and Housing Requirements<\/h3>\n\n\n\n<p>Under the new law, a <strong>property cannot be used for shared housing without a permit from Dubai Municipality<\/strong>. Units must meet the standards on occupancy limits, minimum space per resident, shared facilities, and building safety before a permit is issued. Rental contracts must also include these housing details, along with the landlord\u2019s information.<\/p>\n\n\n\n<p>Permits will normally be valid for one year and can be renewed for similar periods. Property owners may also request a two-year permit.<\/p>\n\n\n\n<p>Violations of the law on shared housing may result in fines such as:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>penalties starting from AED 500 and reaching AED 500,000 depending on the offence<\/li>\n\n\n\n<li>doubled penalties for repeat violations within one year, up to AED 1 million<\/li>\n<\/ul>\n\n\n\n<p>If you want to keep up with what\u2019s changing in the city, Dubai has introduced several new regulations recently: <strong><a href=\"https:\/\/platinumlist.net\/guide\/public-safety-law-in-dubai-new-rules-for-beaches-venues-and-public-spaces-from-june-2026\/\">Public Safety Law<\/a> covering community rules and safety regulations for venues<\/strong> and the new <strong><a href=\"https:\/\/platinumlist.net\/guide\/dubai-introduces-new-law-on-quality-and-safety-of-buildings-across-the-emirate\/\">law on the quality and safety of buildings<\/a><\/strong> across the emirate.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>If you live in shared housing in Dubai, there\u2019s a new rule you should know about.
