A major new community development is on the horizon in Dubai South. Dubai South Properties has officially announced Hayat by Dubai South, a wellness-inspired residential project spanning 10 million square feet near the existing terminal of Al Maktoum International Airport.

Positioned close to what is set to become the world’s highest-capacity airport, Hayat by Dubai South is designed with future growth in mind. The masterplan includes around 2,500 residential units, offering a broad mix of townhouses, semi-attached and standalone villas, mansions, apartments, and hotel apartments.

The community will be centred around wellbeing, with facilities such as lush green parks, shaded walking trails, family play areas, fitness and wellness zones, community pools, and landscaped gardens. These features aim to create a calm and practical environment, supported by minimalist architectural designs that focus on simplicity and comfort.

For everyday needs and social activity, Hayat by Dubai South will include a retail boulevard featuring shops, cafés, and other daily essentials. The area is well-connected, with convenient access to Sheikh Mohammed bin Zayed Road, Emirates Road, and Al Maktoum International Airport — a key consideration as Dubai plans to eventually shift operations from Dubai International Airport to this location.

 

In support of the area’s infrastructure, a AED 150 million drainage project was recently launched to protect the community against potential storm-related damage.

The first phase of Hayat is expected to be completed by the first half of 2028, with further phases likely to follow as Dubai South continues to evolve into a fully integrated residential, commercial, and logistical hub.
