Instead of the usual glass-and-steel setup, District 11 has been planned through data-driven design: every tower, pathway, and courtyard optimized for light, energy, and how people actually move through a space. The result is an AI-crafted ecosystem that merges offices, retail, and wellness spaces across 11 modular towers surrounded by shaded green courtyards.

The project will include a hotel, parking spaces, and a layout that encourages walking and connection rather than endless commuting. Located along Sheikh Mohammed bin Zayed Road (E311), it’s positioned close to University City, the airport, and major residential areas, linking work and lifestyle in one seamless network.

Completion of District 11 is planned for late 2029, but it already marks the next era of urban living in the UAE.
