There’s a fresh chapter ahead for one of Dubai’s most recognisable old landmarks. The former Dubai Zoo site in Jumeirah 1 is being transformed into a low-rise residential and lifestyle destination, with construction expected to begin soon.

The new project, led by developer Shamal, will feature 90 residential units and aims to blend heritage with modern aesthetics. Clean architectural lines and natural materials will define the look and feel of the community, with the residences entering Dubai’s residential leasing market.

The Dubai Zoo closed in late 2017, with all animals moved to the Dubai Safari Park. Since then, the site has remained dormant – until now. The new vision includes shared courtyards, a central park, and preserved mature trees, allowing the development to retain some of the original landscape’s character.

Shamal describes the project as one that “blends heritage and modernity,” promising a thoughtful addition to one of Dubai’s most established neighbourhoods. Jumeirah 1, known for its beachfront access and long-standing status as a premium residential district, continues to attract both redevelopment and fresh investment.

With site preparation already completed, construction is expected to start shortly. The transformation of this iconic site is part of a wider trend along the Jumeirah stretch, where older plots are making way for innovative urban living projects.
