RAK continues to draw big names, and Mondrian is the latest to plant its flag on the shoreline. Known globally for its design-led hotels, the brand is now translating that identity into permanent homes with Mondrian Al Marjan Island Beach Residences, and that alone deserves a closer look.
This new project will include 343 residences, from one-bedroom apartments to townhouses and sky villas. One consistent detail across all of them: every unit faces west toward the Arabian Gulf, so open sea views and sunsets are part of the layout.

The upper tier of Mondrian Al Marjan Island Beach Residences is split into three categories:
- Front Row Collection with beachfront townhouses with direct access to the sand
- Sky Collection with duplex villas positioned higher up, with expansive terraces and open views
- Sky Mansion: a single signature residence with a private rooftop pool
There will be multiple pools, including a rooftop infinity pool, landscaped beachfront areas, a padel court, fitness facilities, outdoor training zones, and a wellness area with cold plunge pools and a Finnish sauna. Separate kids’ and teens’ clubs and pools are also part of the plan.

Residents of Mondrian Al Marjan Island Beach Residences will also have access to a private Sky Club with work and social spaces, alongside concierge and valet services. As for dining, the development will include Fi’lia By The Beach, a female-led Italian restaurant brand recognized by the Michelin Guide.
