Dubai’s skyline continues to evolve with big ideas — and the newest addition promises to bring something entirely different to the table. Set to open in 2029, Akala Hotel & Residences will be the world’s first precision wellness hotel, combining modern science, sustainability, and hospitality in one destination.

Located between Downtown Dubai and DIFC, the twin-tower development is designed with well-being at its core. Developed by Arada, the project is more than just a place to stay — it’s a space designed to help guests and residents live better. One of the 220-metre towers will host a next-gen hotel, while the other will feature 534 branded residences.

At the base, the towers will be connected by a wellness podium packed with spa, fitness, and medical facilities.

Wellness at Akala is built into every level:

  • high-performance gym with private training pods
  • cycling zones
  • an indoor lap pool

The residences, from stylish one-bedrooms to a two-level Observatory penthouse, are built to support emotional and physical balance. Each unit will feature advanced air and water filtration systems, biophilic elements, and smart home controls to customise everything from lighting to temperature.

The Akala Spa will offer thalassotherapy pools, saunas, hammams, and a full thermal circuit. For recovery and health optimisation, Everwell’s onsite clinic will provide personalised medical treatments based on the latest in health science.

The amenities go beyond fitness and health. Residents and guests will also have access to a private cinema, thoughtfully designed shared spaces, and an organic restaurant focused on nutrient-rich, seasonal ingredients.

Akala is already being seen as the start of something bigger. With plans to expand across the Middle East and Europe, this concept could mark a shift in how wellness is approached within the world of hospitality and residential living.
