A new tower is planned for Downtown Dubai, and it’s one of those buildings people will definitely notice once it goes up. It’s called Inaura, and it already feels a little different from the usual projects. Developed by Arada and designed by MVRDV, the tower is expected to reach around 200 metres.
Even with its location in the middle of the city, the building will keep clear views of Burj Khalifa rather than disappearing behind nearby constructions.
Inaura will have 42 floors and feature a large orb built into the upper part. While it’s certainly designed to impress, the orb will also serve as a social and dining space with views of Burj Khalifa, Dubai Mall, and Business Bay.

The tower will include a hotel, private homes, and a wide range of wellness and fitness spaces. That means whether someone is staying short term or living there, things like workouts, recovery, and day-to-day routines stay part of daily life.
The hotel will take up ten floors of the building. The rest of the tower is residential, with 114 options ranging from one- to four-bedroom apartments to a small number of larger sky homes.
The core idea of Inaura is focus on wellness. The tower will include a multi-level gym covering 3,000 sqm, with dedicated studios for yoga, boxing, Pilates, and dance. There’s also a spa with cryotherapy, hydrotherapy, sound-based treatments, and bath therapies, plus a medical clinic on site.

Beyond fitness, the building will feature co-working spaces, meeting rooms, a cinema, a library, and areas for children.
