A fresh coastal project is coming to Ras Al Khaimah, and it’s bringing more than just sea views. Ardee Developments has announced Ardee Al Marjan Island, a large-scale community that will combine luxury living with retail, hospitality, and leisure — right on the shores of the emirate.
The development will stretch across more than 2.5 million square feet on the man-made Marjan Island, which is fast turning into a real estate magnet. The new neighborhood will feature a mix of high-end homes, including branded apartments, serviced residences, townhouses, and private villas.

Also in the plans: a luxury hotel, a range of food and beverage outlets, and a retail promenade for everything from casual coffee breaks to boutique shopping. Green spaces, walking-friendly boulevards, and beach access are all part of the package, making it feel less like a resort and more like a vibrant seaside town.
There’s a strong focus on blending lifestyle with the environment. Residents and visitors can expect open views of the Arabian Gulf, wellness activities, and a design that embraces coastal living—not just in looks, but in how the place functions.

Ardee Developments’ founder, Romeo Abdo, says the project is built on a desire to create meaningful communities, not just pretty buildings. He points to Ras Al Khaimah’s growing reputation as a global hospitality hub as the perfect backdrop for this venture.
And the location couldn’t be hotter. Marjan Island is already attracting big hospitality names, with Nikki Beach Resort, Nobu, and Wynn all setting up shop in the coming years. With this latest addition, the island is clearly positioning itself as a new luxury spot on the UAE’s northern coast.
