Dubai’s man-made coastline keeps growing. Alongside Palm Jumeirah, The World Islands, and the soon-to-launch Palm Jebel Ali, the city is adding a new name to the list: Naïa Island. The project is developed by Shamal Holding and will be built just off Jumeirah Beach, between Umm Suqeim and Jumeirah 3.
Naïa Island will include low-rise buildings only, so views of the city’s skyline will stay visible from across the island. Early visuals show a focus on green landscapes, open space, and unobstructed sea views.

One of the key components of the development is the arrival of the region’s first Cheval Blanc resort. Known for its private villas and high-end hospitality, the brand will bring residences, suites, and villas, each with direct beach access.
According to the developer, the plan for Naïa Island is to create a private, low-density environment focused on residential living. Construction has already started, but no completion date has been shared.
There are also no confirmed details about restaurants, beach clubs or shared public areas at this stage, though updates are expected as the work progresses.

Naïa Island joins a long list of large-scale projects shaping the future of Dubai’s urban and coastal areas. With Palm Jebel Ali’s relaunch and more developments underway across Dubai South, JLT and other districts, the city’s skyline is entering a new phase of expansion.
